Actions involving title to real property or any right or interest thereto shall be filed in the part of the court corresponding to that in which the subject of the action, or part thereof, is located.
Los pleitos relacionados con el título o algún derecho o interés en bienes inmuebles se presentarán en la sala correspondiente a aquella en que radique el objeto de la acción o parte del mismo.
What this rule doesQué hace esta regla
Land does not move, and the record that proves who owns it sits in a particular place. Rule 3.3 follows the property: an action involving title to real property, or any right or interest in it, is filed in the part of the court corresponding to where the subject of the action — or any part of it — is located.
The "or part thereof" clause handles the parcel that straddles a boundary. One part of the land inside the district is enough.
This is still venue, so Rule 3.2 still applies: filing in the wrong part does not lose the case, it invites a transfer motion under Rule 3.6.
La tierra no se mueve, y el registro que prueba de quién es está en un lugar concreto. La Regla 3.3 sigue a la propiedad: el pleito sobre título de un inmueble, o sobre cualquier derecho o interés en él, se presenta en la sala correspondiente al lugar donde ubica el objeto del pleito, o parte de él.
La frase “o parte de ella” resuelve la finca que cruza una demarcación. Basta con que una parte del inmueble esté dentro.
Sigue siendo competencia, así que la Regla 3.2 aplica: presentar en la sala equivocada no pierde el caso, invita a una moción de traslado bajo la Regla 3.6.
