Plain-English Summary
Actions to recover real property or an interest in it, to partition real property, to force a sale under a mortgage or other lien, or to quiet title, remove a cloud, set aside a conveyance, or enforce or set aside an agreement to convey real property, must be brought in the county where the property is situated. Damage to land, crops, or improvements gets its own rule: the action goes in the county where the damage occurred.
These are local-action rules, tied to where the property or the damage sits rather than to where any party lives, and they apply except as § 132 (property spanning multiple counties) or 51 O.S. § 163 otherwise provides.
